Your Air Conditioning and Heating systems are like any other major machine your business owns. Similar to your vehicles, you must maintain them if you want them to continue to perform. The cost of not maintaining your system can be in the thousands. This is why Tradewinds Mechanical strongly recommends you get your major mechanical systems serviced, but as importantly is WHEN you get them serviced.

Service Schedule for AC Units

Recommended Frequency: Quarterly

Every system is unique and the requirements may be different for your situation or system. Following a list of what most manufacturers recommend is inspected during each of your maintenance services. With Tradewinds, you will have a written inspection report for each maintenance visit emailed directly to you, including pictures, which will also be available online through our customer portal.

For quarterly maintenance your system should be checked every 3 months, regardless of time of year.

  • Inspect Furnace/Air Handler
  • Check Ducts for Leakage Around Plenum
  • Check Control Board
  • Check Blower Motor Bearing Play and for Oil Leaks
  • Check Blower Capacitor Reading
  • Check Evaporator Coil for Dirt – if accessible
  • Inspect Condenser
  • Check System Running Pressures
  • Check Superheat/Sub Cooling
  • Check and Clean Electrical Contactor
  • Check Service Valves for Leaks – oil/refrigerant
  • Wash Outdoor Coil
  • Check Electrical Disconnect

Service Schedule for Evaporative Coolers

Recommended Frequency: Biannually

Every system is unique and the requirements may be different for your situation or system. Following is a list of what most manufacturers recommend is inspected during each of you maintenance services. With Tradewinds, you will have written a inspection report for each maintenance visit emailed directly to you, including pictures, which will also be available online through our customer portal. Swamp coolers need to be services biannually with comprehensive Start up service in the spring to keep them running optimally all summer long, and Shut Down service in the fall to keep the system safe from frigid winter temperatures.

For biannual maintenance your system should be checked every 6 months, in February or March for the summer and in September or October for winter.

  • Drain
  • Clean
  • Remove Pads
  • Disconnect Water Lines to Prevent Freezing
  • Remove Pump, Belts & Floats
  • Wrap Coolers with Plastic

Summer

  • Unwrap Coolers
  • Clean Out Debris
  • Install New Pump, Belts & Floats
  • Grease Bearings
  • Check Motors
  • Check Pullies
  • Install New Pads
  • Reconnect Water Lines
  • Fill System & Check for Leaks
